Grafton Science Park
Site
106 acres located on the western portion of the Cummings School of Veterinary Medicine at Tufts University campus at Westborough Road (Route 30). The site abuts an MBTA commuter rail station, state-owned land and CenTech Park. The site is 3.5 miles east of the Massachusetts Turnpike (I-90) Exit 11 (Millbury) via Routes 122 and 30, and 6.0 miles west of I-495 via Routes 9 and 30.

Permitted Uses
Research and development, pilot manufacturing and other activities related to the biotechnology, medical and pharmaceutical industries, as well as the physical, environmental and other sciences. Accessory uses such as food, administrative and conference facilities are also permitted.
Site Program
The approved campus master plan permits up to 702,000 SF of three-story buildings. The master plan also allows flexibility in actual building and building site areas.
Utilities
Water and public sewer are available. Medium pressure 8" natural gas will be extended to the site. Fiber optic, voice and data lines are available in Route 30.
Incentives
Grafton Science Park is located within an Economic Target Area. Subject to Town Meeting approval, a project demonstrating job creation can obtain negotiated municipal tax rates, along with an expanded state investment tax credit. Occupants of the Grafton Science Park will have ready access to the faculty, students and research infrastructure of Tufts University.
